Total Project Construction initially won the $2.7M first stage of St
Francis Xavier student hub building through the lump sum tender process.
During the construction period for Stage one, the second stage was
negotiated with Total Project Construction as Construction managers in
collaboration with Munns Sly Moore Architects.
The second stage extended the Stage 1 building outwards and upwards.
Sub-contracts had to be renegotiated, programs had to be revised and
early trades such as concrete, steelwork and external cladding had to be
Finishing trades were nearing completion for Stage 1 while early trades
were starting for Stage 2. This required careful planning to ensure
safety of workers and students, building security, protection of finished
trades and ensuring that the school functioned normally and access for
students to school buildings and playgrounds was maintained at all times.
To further challenge the builders, additional works were added to the
project which required reprogramming, additional trades and disruption to
the new works.
The new building incorporates predominately student services including 5
new classrooms, senior common room, student hub, student café;
offices for student support staff, as well as a new staff room to cater
for the growing numbers of staff at the school. Through various works to
the interface between the existing library and new student hub, a strong
connection to the school has been achieved, and an exciting example of
educational design for today and into the future.
The project includes Stages 2 and 3 of a comprehensive master plan
prepared by Munns Sly Moore Architects for the school and constructed to
a value of $4.94M
